Teamster Home Advantage Program Important Information Notice
Program Overview
The Teamster Home Advantage Program is a mortgage readiness and education platform designed to help Teamster Members prepare for homeownership and understand their mortgage financing options. The Program provides educational resources, planning tools, and program support to assist Members in understanding affordability considerations and the mortgage process.
The Teamster Home Advantage Program is not a mortgage lender, mortgage broker, or loan originator, and does not make credit decisions or underwrite mortgage loans. All mortgage loans are originated, processed, underwritten, and funded solely by appropriately licensed third-party mortgage lenders.
Educational and Planning Tools
The Teamster Home Advantage Program offers educational resources and planning tools designed to help Members understand home financing concepts, affordability considerations, and potential payment scenarios. These tools may include calculators, scenario modeling, and readiness indicators.
All educational and planning tools are provided for informational purposes only and do not constitute a loan application, credit offer, approval, or commitment to lend.
Teamster Home Advantage Program Advocate Support
Mortgage Advocates provide general program support and help Members navigate Teamster Home Advantage educational resources, planning tools, and readiness features. Advocates assist Members in understanding the homebuying process and preparing for conversations with licensed mortgage professionals.
Mortgage Advocates do not perform activities requiring loan originator licensure. They do not take loan applications, structure or recommend loan terms or interest rates, determine eligibility, or make lending, underwriting, or credit decisions. Advocates also do not provide legal advice or represent Members in negotiations with lenders or other third parties.
The role of a Mortgage Advocate is educational and supportive. When a Member chooses to pursue a mortgage, the Member may elect to share information with a licensed mortgage professional through a participating lender or proceed independently with any lender of their choice.
Mortgage Readiness Platform, Consumer Choice, and Program Protections
The Teamster Home Advantage Program operates as a mortgage readiness platform designed to help Teamster Members prepare for homeownership before pursuing a mortgage. Through the Program, Members can create and maintain a personal mortgage readiness profile that includes educational insights, planning tools, and readiness indicators to help them understand affordability considerations and the mortgage process.
Members retain full control over their readiness profile. Transmission of a Member’s readiness profile through the Teamster Home Advantage Program occurs only at the Member’s express direction to participating lenders within the Program framework.
Members may choose to print their readiness profile and provide it directly to any mortgage lender of their choosing. The Teamster Home Advantage Program does not restrict a Member’s ability to shop for, compare, or obtain mortgage financing outside the Program.
Members who elect to transmit their readiness profile to a participating lender within the Teamster Home Advantage Program framework may be eligible for additional program features or mortgage options offered by participating lenders. Participation in these options is voluntary and subject to the participating lender’s eligibility criteria and applicable law.
Certain union-sponsored benefits and protections, including the Teamster Home Advantage Program Mortgage Relief Payment (MRP), apply only to qualifying mortgages originated through participating lenders within the Teamster Home Advantage Program framework. Mortgages originated outside the Program framework are not eligible for these program-specific protections. Members remain free to choose the lender and mortgage option that best meet their individual needs.
Fair Lending Statement
The Teamster Home Advantage Program is not a lender and does not make or influence credit decisions. All mortgage loans are originated by independent lenders who are solely responsible for compliance with applicable federal and state laws, including the Equal Credit Opportunity Act (ECOA) and the Fair Housing Act.
The program is committed to fair, transparent, and equitable access to mortgage resources and supports Equal Housing Opportunity for all Members.
Program Administration and Compensation
The Teamster Home Advantage Program and its affiliated entities may receive compensation from participating lenders for administrative and program operation services, as permitted by applicable law. Such compensation is not paid directly by Members and is structured separately from borrower-facing loan pricing.
Members are not required to use a participating lender to access the Teamster Home Advantage Program’s educational resources, readiness tools, or Mortgage Advocate support.
Interest Rate Reduction and Specialized Mortgage Programs
Any lender-sponsored pricing incentives, including temporary or permanent interest rate reduction programs, are offered and administered solely by licensed participating lenders. Availability, terms, and eligibility requirements vary by lender, loan type, and jurisdiction.
Information provided through the Teamster Home Advantage Program regarding pricing or incentives is educational only and does not constitute a loan offer, rate guarantee, or commitment to lend.
Mortgage Relief Payment Benefit (MRP)
The Teamster Home Advantage Program Mortgage Relief Payment (MRP) benefit applies only to qualifying mortgages originated within the Teamster Home Advantage Program framework for active dues-paying Teamsters Members. Eligibility is subject to verification and trustee approval in accordance with program rules.
Approved Mortgage Relief Payments are made directly to the mortgage lender on behalf of the eligible Member.
Important Notice
Participation in the Teamster Home Advantage Program is voluntary. Members may discontinue participation at any time and remain free to select any mortgage lender, broker, or settlement service provider of their choosing.
